What is Tom Projects?
Tom Projects — Agriculture Investment is an international agricultural development platform that develops, manages, and operates structured agricultural projects in Egypt and Turkey. We serve both individual and institutional participants.
What is a dual-asset model?
Our flagship project in Egypt deploys two complementary crops on a single 999,600 sqm (238-feddan) site: irrigated olive plantation and drought-tolerant prickly pear cactus. This optimizes water usage, diversifies revenue streams, and provides earlier cash flow from the cactus operation while olives mature.
Why Egypt?
Egypt offers competitively priced land in government-backed desert reclamation zones, over 3,000 hours of annual sunshine, geographic proximity to European and Gulf markets, and a domestic market of 100+ million consumers. West Minya is designated for 420,000 feddans (1.76 billion sqm) of agricultural development.
Why Turkey?
Turkey offers one of the largest agricultural land bases in Europe and the Middle East, full freehold land ownership with clean title, ideal terroir for Chandler walnut cultivation in the Denizli–Baklan region, and orchard lifespans of 50–100+ years.
Investment Structure
What is an SPV?
A Special Purpose Vehicle is a dedicated legal entity created for a specific project. The SPV owns the agricultural land, trees, and infrastructure. Investors acquire shares in the SPV, giving them proportional ownership of the underlying assets. This structure provides legal separation, transparent governance, and clear ownership rights.
How is my capital protected?
All capital is held in an independent escrow account administered by a licensed financial institution not affiliated with Tom Projects. Capital is released only when specific development milestones are verified and the minimum subscription threshold (75%) is achieved. Each release requires dual authorization. If the threshold is not met, all capital is returned in full.
What decisions do investors make?
Under the operator-controlled governance model, Tom Projects holds exclusive authority over all operational decisions. Investors vote only on five structural matters: sale of the project site, dissolution, change of project purpose, replacement of the manager, and changes to the profit distribution.
What reporting will I receive?
Monthly agronomic updates, quarterly operational reports, semi-annual financial statements, annual audited financials, post-harvest reports for each crop, and detailed distribution notices. All reports are delivered via a secure portal.
Operations & Returns
Who manages the farm?
Tom Projects serves as the exclusive operator, managing all agronomic decisions, procurement, staffing, irrigation, pest management, harvesting, processing, and sales. Participants are entirely passive.
Are returns guaranteed?
No. All agricultural operations involve risk, including the possibility of total capital loss. Financial projections are indicative estimates, not guarantees. Actual results may differ materially.
When can I expect distributions?
Timing depends on the project. For the Egypt Dual-Asset SPV, cactus revenue begins from Year 2 and olive revenue from Year 3–4. Full combined distributions from Year 7. For Turkey Walnut SPV, first revenue from Year 3 (tree age 5). All timelines are indicative.
Exit & Ownership
Can I exit my position?
An exit mechanism is available from Year 6 onwards, facilitated through Tom Projects. Tom Projects has 24 months to facilitate a sale. Exit is not guaranteed — there is no public market for SPV shares. Participants should be prepared for long-term holding.
Do I own the land?
In an SPV structure, the SPV (the dedicated legal entity) owns the land. You own shares in the SPV, giving you proportional ownership of all underlying assets. For private farmland development, you hold the land title directly. For the Turkey Walnut SPV, the land is fully owned freehold with clean title.
