Tom Projects
Project Flow

How
Projects
Work.

Every Tom Projects engagement follows the same seven-step path · from the first conversation to reporting on a producing project. The flow is identical for private and shared ownership; the documents differ, the discipline does not.

From FirstConversationTo Reporting.

Step By Step
Step 01 · Consultation

Consultation With the Sales Team

It starts with a conversation, not a form. Our investment team listens to what you want to achieve · honest two-way talk; if the fit is not right, we say so.

Initial response within 48 hours
No pressure, no sales pitch
Fit assessment from both sides
Step 02 · Your Brief

Budget, Area, Crop, Ownership

You share four things: your budget, your preferred area, your crop interest · walnut, olive, or pistachio · and your ownership preference: private or shared. "Not sure yet" is a valid answer to any of them.

Budget range · drives everything else
Area · Türkiye, Spain, or open
Crop + ownership model · private or shared
Step 03 · Study

We Study Suitable Options

Tom Projects studies the market against your brief: candidate parcels, water, soil and climate fit, legal status, and which professional operator would run it. Options that fail the study are discarded · you never see them.

Parcel screening against the brief
Water, soil, climate, and agronomy checks
Registry and legal-status verification
Step 04 · Tailored Proposal

Delivered Within 3 Business Days

You receive a specific, named proposal: what to acquire, how to own it, what it costs, who operates it, and what happens next. Not a brochure · a plan you can act on or decline.

3 business days from consultation
Named land, structure, costs, operator
No obligation · accept, adjust, or decline
Step 05 · Legal & Ownership Review

Reviewed Before Commitment

Before anything is signed, the legal and ownership process is reviewed with you: title and registry checks, contracts, and the ownership structure · direct title or vehicle. Your own counsel is welcome at every step.

Registry + title verification before signing
Ownership documented · Tapu, Registry, or vehicle
Your independent counsel welcome
Step 06 · Acquisition & Development

Built With Professional Partners

Acquisition, development, and operation are handled with professional partners. In Türkiye, development starts right after signing · soil preparation, drip irrigation, planting. In Spain, the selected local operator executes under our supervision.

Acquisition through standard local conveyancing
Development and planting by professional operators
Tom Projects supervises execution throughout
Step 07 · Reporting & Follow-Up

Regular Reporting, Real Follow-Up

You receive regular reporting and performance follow-up: development progress, then operational and harvest reporting once the project produces. We supervise results · not just activity.

Photo and progress updates through development
Quarterly updates + annual harvest report
Performance follow-up against the plan

How OwnershipIs Structured.

Private ownership means title registered directly in your name · the Tapu in Türkiye, the Property Registry in Spain. Shared ownership means a documented position in a dedicated project vehicle.

Each vehicle is formed under local law · Turkish company law for Türkiye projects, Spanish law for Spain projects · and exists for one project only: it holds the land and the operating contracts, and its documents define governance, reporting, and exit. Nothing is pooled across projects.

Legal Structure
Private Ownership
You → direct title (Tapu / Property Registry) → your estate, operated for you
· or ·
Shared Ownership · SPV
You → documented position in a project vehicle → the vehicle owns the project

Operations
Professional operators execute · Tom Projects supervises reporting, execution, results

QuestionsAbout TheProcess.

FAQ · Mechanics
Just your brief: budget range, preferred area, crop interest, and whether you lean private or shared. Everything else · parcels, structures, operators · is our job to bring to the table.
It is real, and it is possible because the study runs continuously · we track parcels, prices, and operators before your brief arrives. The 3 days start once your brief is complete after the consultation. If something needs longer · an unusual area, a complex structure · we say so explicitly rather than sending filler.
Private ownership: you do, directly · Tapu in Türkiye, Property Registry in Spain. Shared ownership: the dedicated project vehicle holds title and you hold a documented position in the vehicle. In both cases the registry entry is verifiable public record.
Agricultural risk is real · weather, pests, and markets can affect output, and no honest operator promises otherwise. What we commit to is transparency: full reporting continues through good and bad seasons, you retain your documented ownership, and the operating agreements define how decisions are made when things go off-plan.
Private ownership: the land is yours · you can sell through standard conveyancing at any time, subject to the operating agreement's terms. Shared ownership: exit paths are defined in the vehicle's documents and reviewed with you before commitment. We do not promise liquidity; we put the exit mechanics in writing up front.
Consultation within days, proposal within 3 business days of a complete brief. From acceptance: in Türkiye, development starts right after the 50% signing and the Tapu is delivered in 3–6 months. In Spain, due diligence and the notarial process set the pace · typically weeks to a few months depending on the parcel.
