It starts with a conversation, not a form. Our investment team listens to what you want to achieve · honest two-way talk; if the fit is not right, we say so.
Budget, Area, Crop, Ownership
You share four things: your budget, your preferred area, your crop interest · walnut, olive, or pistachio · and your ownership preference: private or shared. "Not sure yet" is a valid answer to any of them.
We Study Suitable Options
Tom Projects studies the market against your brief: candidate parcels, water, soil and climate fit, legal status, and which professional operator would run it. Options that fail the study are discarded · you never see them.
Delivered Within 3 Business Days
You receive a specific, named proposal: what to acquire, how to own it, what it costs, who operates it, and what happens next. Not a brochure · a plan you can act on or decline.
Reviewed Before Commitment
Before anything is signed, the legal and ownership process is reviewed with you: title and registry checks, contracts, and the ownership structure · direct title or vehicle. Your own counsel is welcome at every step.
Built With Professional Partners
Acquisition, development, and operation are handled with professional partners. In Türkiye, development starts right after signing · soil preparation, drip irrigation, planting. In Spain, the selected local operator executes under our supervision.
Regular Reporting, Real Follow-Up
You receive regular reporting and performance follow-up: development progress, then operational and harvest reporting once the project produces. We supervise results · not just activity.
How OwnershipIs Structured.
Private ownership means title registered directly in your name · the Tapu in Türkiye, the Property Registry in Spain. Shared ownership means a documented position in a dedicated project vehicle.
Each vehicle is formed under local law · Turkish company law for Türkiye projects, Spanish law for Spain projects · and exists for one project only: it holds the land and the operating contracts, and its documents define governance, reporting, and exit. Nothing is pooled across projects.
ReviewedBeforeCommitted.
No capital is committed before the ownership and legal process has been reviewed · with you, and with your own counsel if you choose.
Clean, transparent ownership is the product. If the paperwork cannot be made clean, the project is not offered.
Registry Checks
Title history, encumbrances, and boundaries verified at the land registry · Tapu in Türkiye, Registro de la Propiedad and Catastro in Spain.
Contracts
Sale agreement, development scope, and operating agreement reviewed together, in plain language, before signature.
Structure
Direct title or project vehicle · the ownership structure is documented and explained before commitment, not after.
Then Commitment
Only after the review is complete do payments and signatures follow the agreed schedule · in Türkiye, 50% on signing, 20% on completion of planting, and 30% after Tapu transfer.
