A producing-class orchard. Day one.

Each of the twelve parcels is delivered turnkey — soil prepared, drip installed, Blue Certified Chandler saplings planted, Year-1 labour paid — before your Title Deed transfers. The orchard is already in the ground.

Direct Title Deed in your name

Turkish freehold title — recorded by the government with your personal name on the deed. No SPV. No fund manager. No fractional ownership layer.

Turnkey planted before transfer

Soil prep, drip irrigation, Blue Certified Chandler walnut saplings (95%) + Franquette pollinizer (5%), Year-1 labour — all paid before your Title Deed transfers.

~15–18% indicative IRR

Base case (walnut $3.50/kg): mature annual net ~$2,010 per dönüm from Year 9. 10-year return multiple 3.6×–4.3× including Year-10 land exit. Indicative — capital is at risk.

Direct operator contract

You sign the Operating Agreement directly with the Türkiye operating partner — quarterly reports, harvest data, P&L flow straight to you. Tom Projects steps out after Title Deed delivery.

Maintenance is a fixed per-dönüm cost ($300/dönüm/year from Year 2), so the lower the entry price per square metre, the higher the multiple. All four scenarios reflect the same operational model.

Transaction sequence

From signature to producing orchard.

Two contracts. Two parties. Tom Projects sells the planted parcel; the Türkiye operator runs it. You hold the Title Deed the whole time.

Step 01

Sign + 50%

Land Sale Agreement signed with Tom Projects. First tranche triggers soil prep, irrigation, and planting on your parcel.

Step 02

Orchard establishes

3–6 months. The operator plants Chandler walnut + Franquette pollinizer at 30 trees/dönüm. Title Deed paperwork processes in parallel.

Step 03

Title Deed + final 50%

Turkish Land Registry transfers freehold title into your name. Final tranche due on Title Deed delivery. Year-1 labour fully prepaid.

Step 04

Operating contract

You sign directly with the Türkiye operator. Maintenance fee $300/dönüm/year. Quarterly reports + annual harvest report from Year 2.

No. Direct Land Sale Agreement between you and Tom Projects. The Operating Agreement is between you and the Türkiye operating partner. Tom Projects steps out after Title Deed delivery. (Our other product — the SPV-based tier participation — is a separate offering.)
Year-1 labour is included; Year-1 sapling losses are replaced by the operator under standard horticultural warranty. Beyond Year 1, agricultural risk is the owner's — which is why we use Blue Certified Chandler walnut, the most resilient commercial variety, and why parcels are in micro-climates with documented dormancy hours.
The base case is $3.50/kg. The conservative case at $3.00/kg still produces positive returns: mature annual net ~$1,710 per dönüm. The downside scenario is detailed in the Institutional Feasibility Study (page 7).
Yes. Direct freehold means you can sell to any buyer at any time via the Turkish Land Registry. Liquidity is lower than securities — allow time to find a buyer. We also broker secondary sales at a 4% commission if you'd like our operator network to help.
Yes — we run a Site Visit programme. 2-day weekend trip: driver Istanbul→Denizli, hotel in Pamukkale, lunch with the operator at the orchard. You cover flight + meals; we cover local logistics. Highly recommended before final commitment.
The SPV tiers (from $25,500) give you proportional shares in a jointly-owned orchard. This Phase-1 release gives you a whole parcel in your own name — direct freehold title, no shared ownership. Different products for different intent.
